The two-layer architecture
Layer 1 — Intelligence Desk: the public-record layer
Government and public records only: site plan summary reports, adopted budgets, capital improvement programs, CRA and TIF documents, DOR tax rolls, state programs, public meeting records, recorded instruments. Continuously monitored, evidence-classified under the platform's published standards, source-archived with transition history. Intelligence Desk builds, verifies, and owns this layer end to end — the live Naples Radar is the public proof.
Layer 2 — The partner: the authorized-data layer
Data the partner is already licensed and authorized to hold — MLS exports, market statistics, member research — supplied by the partner, under the partner's own agreements, at the partner's discretion, and used in the partner's environment. Intelligence Desk provides the structure, templates, and public-record context the authorized data is read against. The data layer remains the partner's at all times.
THE HARD WALL — ABSOLUTE RULES
- Intelligence Desk never scrapes any MLS, listing portal, or proprietary database. Not for a pilot, not for a demo, not "just to mock it up."
- Intelligence Desk does not access, ingest, store, cache, redistribute, or display MLS-derived or partner-proprietary data on any Intelligence Desk property or system.
- All partner data used in any joint deliverable is an authorized export supplied by the licensed holder, used within the scope of that holder's own agreements, in the holder's environment.
- Public deliverables contain Layer-1 public-record content only.
- The architecture is documented in writing in every engagement, so the partner's counsel and compliance staff can audit it.
What a partnership can look like
- Association research collaborations — the association's authorized market data read against the verified development-and-capital record, producing member research neither side could produce alone.
- Joint programming — education and briefing programs where the association contributes its market layer and the platform contributes the public-record layer, each clearly attributed.
- Structured context deliverables — templates and renderings the partner's own staff populate with their authorized data inside their own environment.
Independence, stated plainly
- Partners and sponsors hold zero editorial power. No partner directs, previews, or vetoes coverage. All commercial relationships are registered on the public conflicts page.
- The platform's public record stays public. A partnership never removes, alters, or embargoes what the public record layer reports.
- No advice. Joint deliverables report what records document; they are not legal, investment, or planning advice.
